1.) How much is the application fee?
Answer: $30.00 per adult (18 years & over) All adults must be on the lease.
2.) How much is the security deposit?
Answer: The security deposit is $750 on Standard OAC* on all apartment homes. Pet deposit is $500 for up to 2 pets. * On Approved Credit
3.) What utilities are residents responsible for?
Answer: Residents are responsible for all utilities. Southern California Edison, Cox Communications (offering digitial cable television and high speed internet) AT&T (offering phone service) and American Utility Management (water, sewer, trash and gas) is billed monthly and are the residents responsibility.
4.) Are we pet friendly?
Answer: Absolutely! Residents are allowed 2 pets per apartment home with an additional pet deposit of $500. Paloma Summit does have a dog breed restriction list, but we are happy NOT to restrict the weight of your family pets!
5.) Do the apartment homes come with assigned parking?
Answer: All apartments come with one assigned garage. There is open parking for extra cars and guests.
6.) Do we offer short-term leases?
Answer: At this time, we do offer a short-term lease of 3 months only. A $200 "up-charge", in addition to your market rent on your apartment home, will be charged per month. Paloma Summit always offers 12 month leases. Possible shorter terms leases may be offered on a monthly basis.
7.) Does the leasing office accept packages for Paloma Summit residents?
Answer: Yes!
8.) Where do resident walk their dogs?
Answer: Many residents enjoy walking their leashed dogs throughout our community. BUT, the FAVORITE place to take Paloma pets, is to our very own private dog run! Our gated and fenced in dog run is large enough to play catch with your dog or you can relax on a bench while they run and play. They have the best panoramic view too! The Dog run is nestled into a foothill and surrounded by avocado groves. We are almost 900 ft in elevation, so the view is of South Orange County. During the evening hours our tennis courts light up the dog run, since it's right next door!
9.) How many laundry rooms do we offer?
Answer: We do offer washer and dryer hook-ups (electric dryers) in all of our apartment homes. For those residents who want to use our laundry facilities, we have 2 very nice laundry facilities located in our community.
10.) Do the apartment homes come with storage?
Answer: In most of our garages, we do have a storage cabinet for you to store your belongings. For those garages without cabinets, we do allow some storage as well, but you must be able to park your vehicle in the garage as well.
11.) Do you have any hiking parks near by?
Answer: Absolutely! Whiting Ranch Wilderness Park is located 1/2 mile from us. More than 26 miles of fire roads and single-track trails crisscross the park providing excellent opportunities for hikers, mountain bikers, and equestrians. Do to the wildlife habitat, dogs are not allowed. www.whitingranch.com. The Wilderness Park is open 7 days a week from 7 am to sunset.
12.) Are you close to Shopping?
Answer: Yes! We are walking distance, less then 1/2 mile, from Foothill Ranch Towne Centre (which has over one million square feet of retail stores and business locations) and you don't hear any noise from our shopping and business district! Paloma Summit is very tranquil and quaint.
13.) What school district are you in?
Answer: We are located in the Saddleback Valley Unified School District.
www.svusd.k12.ca.us. Our school district schools are accredited as "California Distinguished Schools" and also awarded "Blue Ribbon Schools" as well. Foothill Ranch Elementary School, Rancho Santa Margarita Intermediate School, and Trabuco Hills High School are the schools they attend when Paloma Summit is your home.
14.) Does Paloma Summit hold resident events to get to know your neighbors?
Answer: We sure do! Paloma Summit holds two large annual events, our fun summer Block Party and our festive Holiday Party. In addition, there are monthly resident functions.
15.) How old is your property?
Answer: We are currently celebrating our 15th year birthday in Beautiful Foothill Ranch!
